Title insurance is insurance issued on the title of your real estate. That sounds redundant,
but it is something that, in many instances, will protect landowners from being sued for defects in the chain of title of your property.

Title Insurance does not cover errors regarding the property boundaries which could
come out from a survey, nor does it cover issues related to easements such as those in planned
communities. Similarly, it does not cover mechanics liens that have not been filed at the time
you purchase the policy. For example, if you are buying a newly-built home and the builder
goes into bankruptcy, title insurance does not cover your losses.
