BOLD REPRESENTATION. SOUND RESULTS.
When you buy a home, or any real estate, the property is transferred through an instrument called a deed. The deed sets forth the legal description of your property by providing the meets and bounds of the boundary of the real estate you own. At Vinsko & Associates, P.C., it is our job to make sure that there are no liens or encumbrances against that deed. For example, we make sure that all mortgages are paid off at closing. Similarly, we make sure that all sewer lines, tax liens, judgments and any other potential issues are addressed or satisfied to ensure that you have what’s referred to as “clear title.”
Title insurance is insurance issued on the title of your real estate. That sounds redundant, but it is something that, in many instances, will protect landowners from being sued for defects in the chain of title of your property. It is a one-time insurance purchase that provides coverage to the landowner (purchaser/buyer) for any situation where the title is not clear, or for which any third party asserts ownership, partial ownership or some other interest in your property. If you are financing and taking a mortgage, title insurance is mandatory in Pennsylvania. If you are cash buyer it is not mandatory, but strongly recommended.
At Vinsko & Associates, P.C., we are title insurance agents, allowing us to be your one-stop shop for closing and settlement services. In fact, if you want the exact cost of title insurance and fees for your closing, check out our settlement and closing service center.
Title insurance does not cover errors regarding the property boundaries which could come out from a survey, nor does it cover issues related to easements such as those in planned communities. Similarly, it does not cover mechanics’ liens that have not been filed at the time you purchase the policy. For example, if you are buying a newly built home and the builder goes into bankruptcy, title insurance does not cover your losses.
